The Oak Leaf - Summer 2021

We hope you are enjoying a fun-filled summer. The following newsletter addresses reminders and some of the more common issues we hear from homeowners. We rely on each other to be great neighbors!



Safety


Please be safe and watch for suspicious activity. Below are tips from the Peoria Police Department:

  • Lock your car doors (day & night) when parked outside.

  • If your car must be parked outside, leave it on a well-lit driveway.

  • Do not leave valuables in your care (even when parked in your garage).

  • Don't leave your garage door open.

  • Lock your house doors.

  • If you have an alarm system, use it. That means when you are home too.

  • If you have an alarm system, be sure your alarm company has your cell phone number and a number of another person you trust so the police can get permission toe enter your house. While burglars don't ask permission, the police want to let you know they are entering your house to investigate.

  • Consider a video surveillance system.

  • Use timers and motion lights.

  • Don't "advertise" your vacation or whereabouts on social media.

  • Ask your neighbors to keep a watchful eye on your home when you are out of town.

  • If you see something or someone suspicious, call 911.

Common Issues

  1. Road safety - The speed limit in the subdivision is 25 mph; please stop at stop signs.

  2. Garbage containers - Garbage pick up in Oakbrook is every Monday morning. Please remember not to leave containers on the road after pick up. Recycling pick up is every other Monday morning.

  3. Cars should not be parked overnight on the street. Trailers, boats, or other recreation equipment must be stored within a garage, not on a driveway or the street.

Sump Pump Discharge


Some homeowners have sump pump discharge flowing across sidewalks or routed directly to the street. City of Peoria Municipal Code: sec. 15-103(b)(c) declares this as a nuisance and does not allow sump pump discharge to flow across sidewalks nor to be discharged to the curb.



Please evaluate your sump pump discharge location and have it rerouted (but not to your neighbor's yard!) The City of Peoria has a two page informational document. Download it at here.





Projects Requiring Approval from the Architectural Committee

If you are performing any outside modifications to your house or yard, always contact the Architectural Committee before contracting the work or starting your projects such as:

  • House additions, sunrooms, decks and patios

  • Window replacement

  • Changing color of siding, window frames, or front doors

  • Roof replacement (must be architectural shingles only)

  • Siding replacement (must be brick, cedar, stone, fiber cement board, no vinyl, plastic or aluminum)

  • Live tree removal

  • Fences, privacy screens or dog runs (no wood, vinyl, plastic, or chain link. Must be open design. There are very specific rules about fencing.)

  • Swimming pools or hot tubs

  • Retaining walls

  • Solar panels (please see the solar policy)

  • Outbuildings and sheds are not permitted. Designs for gazebos and pergolas must be approved

  • Special requests not limited in the OHA Covenants must also be approved. Examples include, but are not limited to: backup generators; satellite dishes (size restrictions and not mounted on any street facing side of house); wind energy recovery.
